Actually, there cannot be any controversy over whether to build rental housing at Yongsan U.S. military base. As for what people in favor of this topic claim, they believe there should be more rental houses and also that more houses should be placed at lower rental fees. Moreover, people believe there is also a necessity for us to protect the environment. However, for now, it is not appropriate for people to say something about the topic. Before we consider building rental houses at Yongsan U.S. military base, we have to keep in mind that there are still many areas left in Seoul where rental houses can be built. These places should be considered before we move on to this U.S. military base.
Then, what areas can we develop for rental houses? We can categorize these areas into two: idle land and green belt areas. In addition, these green belt areas are also divided into several grades. There are some areas that are worth preserving, and others that are less worth preserving. When we say areas that are worth preserving, it is places like Cheonggye mountain and Bukhan mountain. People would never claim to develop these mountains. Unlike these areas, there are some empty fields that can be developed in Seoul. However, they cannot be developed since they are categorized as green belt zones. Now, there is some controversy over whether the government should allow green belt areas that are less worth preserving to be developed.
As an expert of real estate, I hope the government buys these idle lands and provides rental houses to the nation. There surely are large areas the government can buy. One such example is a mail station nearby Yongsan U.S. military base. Until now, the government has collected enough taxes since rental fees have risen together with taxes. There is a necessity for the government to buy these areas with the taxes they have collected, and provide housing with lower rental fees.
